Deposit, Cancellation & Refund Policy

Cancellations must be emailed to ntn@cobblestoneassets.com
Check-in time 1:00 p.m., check-out 11:00 a.m. No check ins after 5:00 p.m Monday - Friday; No check ins after 1:00 p.m. Saturday & Sunday.

High Season January 1 through April 1 - Cancellations made 121 days or more prior to arrival warrants a 100% camp credit.  Credits must be used within 12 months of the cancellation date.

All other reservation dates - Cancellations made 91 days or more prior to arrival warrants a 100% camp credit. Credits must be used within 12 months of the cancellation date.

    Amenity Construction & Closure Policy:

    • Amenity Availability Not Guaranteed
      Individual park amenities (including but not limited to pools, hot tubs, clubhouses, playgrounds, laundry facilities, or recreational areas) are not guaranteed as part of a reservation and may be temporarily unavailable.
    • Advance Notice of Major Amenity Closures: If a major amenity (pool, clubhouse, FITNESS, or Pickleball court) will be closed for construction or renovation, notice will be posted on the park website and/or reservation confirmation.
    • Cancellation Option for Major Amenity Closure: Guests may cancel their reservation without penalty up to 72 hours prior to arrival if a listed major amenity is scheduled to be closed during their stay.
    • Within 72 Hours of Arrival: Reservations canceled within 72 hours of arrival remain subject to the standard cancellation policy, regardless of amenity closures.
    • Partial Closures or Construction Activity: Construction activity, noise, or the closure of minor amenities does not qualify for refunds or policy exceptions.
    • No Early Departure Refunds: Once a guest has checked in, no refunds will be issued for early departures related to amenity closures or construction.

    Refund Policy:

    • No refunds or credits for late arrivals or early departures
    • Cancellation and Reservation Modification policy:  High Season, January 1 through April 1. Cancellations made 121 days or more prior to arrival warrants a 100% camp credit.  Reservations during high season January 1 - April 1 cannot be modified.
    • For all other reservations:  Cancellations made 91 days or more prior to arrival warrants a 100% camp credit to the resort. Credits must be used within 12 months of the cancellation date.
